Why Do BAH Rates Vary by Location?

Since 2008, BAH rates have been closely linked to rental costs in local housing markets. They are reviewed and set annually, based on the previous year's average housing expenses in each area.

However, if your area's rates go down, individual rate protection ensures your BAH will remain unchanged as long as your circumstances stay the same. For service members, this means:

• If your local BAH rate increases on January 1, you'll receive the new, higher rate.

• If it decreases, your rate will typically stay the same unless your situation changes.

Situations Where BAH Rates Can Decrease

There are only three scenarios where your BAH could drop:

1. Permanent Change of Station (PCS):
   When you move to a new duty station, your BAH rate will adjust according to the current rate for that location as of your report date.

2. Demotion:
   If you are demoted, your BAH will reflect the rate for your new lower pay grade. However, if you're promoted, your BAH will not decrease, even if the higher pay grade has a lower rate. In this case, you'll keep the higher rate.

3. Dependency Status Changes:
   If your dependency status changes—such as moving from "with dependents" to "without dependents" or vice versa—your BAH will adjust based on the new status on the date of the change.
